The Essex Dungeon Terms & Conditions

The Essex Dungeon operates a ‘Leave as Found’ basis and requires all guests to show respect to other users by leaving the premises clean and tidy.
We regret that the return of your security deposit may be forfeit or a deduction made if these conditions are not adhered to.

Terms and conditions are necessary to protect both our interests. We are sorry that this is a bit dry and wordy, but it is very important.

The most important thing for us is that you have a safe, relaxing and enjoyable stay at The Essex Dungeon, and we welcome you to book your stay with us, but conditionally paying the security deposit for your booking, you must agree with and accept the following terms and conditions.

If there is anything in these Terms and Conditions which you do not accept or do not agree with, then you must not make a booking. Upon making a booking, it will be deemed that you agree with and accept our Terms & Conditions.

The Essex Dungeon’s advertised prices for the facility are based on 2 adults visiting. The price as agreed when making your booking is accepted and guaranteed. If you wish to have other guests visiting, we must be notified in advance as there will be an extra supplementary cost, as advertised per adult. Full day bookings are the exception to this, maximum of 10 adults are to be in the studio at any one time. We do not need to know who the additional adults are.
- You will pay a deposit to secure your booking and will provide payment on receipt of an invoice issued before your booking begins. You may lose your booking if you fail to pay for an upcoming booking. Your security deposit will be returned with 48 hours of your check out time. Some card issuers take 3-7 days to process refunds. You must ensure you have paid for the full balance of your booking prior to your arrival. Any extensions agreed to your original booking must also be paid in advance.
We reserve the right to cancel your booking in advance of your arrival, but we will inform you of this at least 24 hours in advance of your visit. Smoking is permitted within The Essex Dungeon, care must be taken when using Naked flames. Fire play is NOT permitted at The Essex Dungeon. (Wax play being the exception).
- Smoke detectors and fire extinguishers exist within The Essex Dungeon. You must not tamper with this equipment or cover the detectors. If we find any lost property, we will make every reasonable effort to locate the owner and return it, but if we can not locate the owner and an item is not reclaimed within 1 month of the guests departure it will be disposed of.
Significant soiling/damage to the space will result in your deposit being held. Broken furniture or equipment will be charged at cost price to replace.
The Essex Dungeon is for adults over the age of 18 years, if we have any concerns about a guests age we reserve the right to refuse admission.
On arrival, we entrust to you a key for your stay. We would be very grateful if you would look after the key as if it was your own. You agree not to copy this key, not allow it to be copied or give it to any other person, other than the name of that on the booking.

Should the key be lost or stolen you must notify us immediately. The Essex Dungeon cannot be held responsible for any loss or damage to guest’s belongings should any unauthorised person gain access to The Essex Dungeon because of the lost or stolen keys. The key must be given up upon request at anytime. On departure, you must return the key to the keep of the owners. If guests appear incapacitated in anyway, either from drugs or alcohol or for any other reason, we reserve the right, without prior notice, to curtail your stay and ask that you leave the premises. No refund will be given, nor can we pay costs, expenses or return travel fares for this curtailment.
You will leave the premises as closely as possible to how it was found.
We have a zero tolerance policy on drugs and will report drugs to the police. The owners, fellow guests and visitors have the right to feel safe and unthreatened at The Essex Dungeon. We therefor cannot tolerate noisy or unruly behaviour, especially behaviour which may be considered dangerous to life or property. For such behaviour, we reserve the right, without prior notice, to curtail your stay and ask that you leave the premises. No refunds will be given, nor can we pay costs, expenses or return travel fares for this curtailment. We reserve the right to recover the costs from any damage incurred to The Essex Dungeon during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.
Be Responsible When visiting The Essex Dungeon as a guest you agree to only engage in responsible, congenital and safe BDSM & sexual activities with the adults. That you will not be incapacitated in anyway either from drugs or alcohol or for any other reason while using the facility.
Be aware that your use of The Essex Dungeon and our equipment is at all times AT YOUR OWN RISK and that you release and discharge the owners of The Essex Dungeon from any and all liability for injury or fatality occurring from your use of the space and agree fully to our Terms & Conditions. We accept no responsibility for injury caused by improper use of equipment or furniture.
- Inside The Essex Dungeon you have access to some very expensive equipment, we would be very grateful if you would take good care of it. If care is not taken, you will forfeit your security deposit.
Respecting our neighbours is essential. Please do not loiter, smoke or stand outside in any inappropriate state of dress or undress – booking activities must remain inside premises at all times. Please keep the door closed at all times.
You accept the following cancellation terms:

Up to 1 week before booking: The Hire Fee & Security Deposit will be refunded and the booking can be rescheduled for free.
Less than 1 week before booking: You with forfeit the Security Deposit, unless rescheduling up to 3 days before booking
Up to 3 days before booking: It is possible to reschedule your booking, depending on availability.
Less than 3 days before booking: You will forfeit the Security Deposit.

These Terms & Conditions shall be governed by the laws of England.
